I have my apt which is a 2 BHK on the 3rd floor on Richmond Road behind the pride hotel in the building Ahuja Palace. It is 1350 sft and we are expecting 80 Lacs for the same.
thebuilding was built by us, after which we sold this apt, bought it back from the seller, then we have done up the apt, inthe sense that we have put kitchen cabinets and wardrobes in the rooms and done up the toilets and now we are selling the same.
If you are interested in viewing the same, do let me know.

The Bollineni Hillside project coming up behind Sathyabhama University off OMR, near Chemmanchery in Chennaihas so many good features and it will be a nice living in the site, once everything is through.
We have booked a 2 BHK and 3 BHK apartments in project.
This is an attempt to share the experience of ours with others.
When we approached the basic price was Rs.2500 per sq ft as mentioned in one of the mails received. But the sales office said it was Rs.2530 per sq ft, which they said was revised just then. Any way, we booked the apartments and it was to our surprise that they include a Preferential Location Charge for each sq ft. PLC concept was their own and not that we preferred that. The explanation given for PLC is really wonderful. They say by going for that particular unit you will have a great view of the entire project, or they may say you get wonderful breeze from the North, South, West, East or any direction the balcony is facing. This charge is either Rs.75 or even Rs.150. We were not convinced with what they say but since the unit cost was within our budget, we went ahead booking.
Their model room is really worth seeing. But, the model room they have is of 2500 sq ft and many of the visitors may not be going for an apartment of that sort. Some of the fittings, especially bathroom shower fittings, balcony glass fittings with built-in desings are great, and which they promise will be so and similar in the flats. It will be a good suggestion to have a model room of a least size flat also, so that we can really appreciate what will be really coming up.
Room sizes are good and the price is affordable.
Whatever it is, the layout, especially with regard to flats facing each other need some modifications. The gap between two entries is only 5 feet. If this can be improved at least by 2 more feet, the entrance to a flat will be great.
From Vathu aspects, kitchen layout needs modification with regard to gas connection to the effect that person cooking faces east direction while cooking.
They say one of the bed room floor will have wooden floor. This can be given a rethinking as under Indian conditions and Indian ways of living (we swap, we walk without chappel inside the house, we walk out of the bathroom with a wet foot, etc.) stand a chance to spoil the wooden floor.
The project deserves encouragement as they are attempting certain new aspects of modern living and again at an affordable cost.
hey, i too have booked a two bedroom bolleneni flat. like u say ,the model flat looks good. but what will the reality be . is the question.
i plan to give them a few changes in the floor plan which i find too simplistic, although neat to look at . as a homemaker, i feel it should have more ‘bends’ in the design. also the bedrooms should not just open into the main room, as the hall will not look clean then.
i plan to have a door from bedroom to balcony of my flat.also, there is no provision for pooja room, utility or balconys in bedrooms, which are abs essential, and a feature of all bangalore houses. are there women in the floor planning section of bolleneni at all, i wonder.
